A Planned Unit Development (PUD) establishes subdivision and zoning controls that are applied to the project as a whole and provides more flexibility than conventional zoning.
Submittal Deadline:
PUD Master Plan or Modification requests will be heard before the Planning Board. Applications are due 20 days prior to the Planning Board meeting. If an application is submitted after the deadline, it will be placed on the agenda for the next scheduled meeting.
Requirements & Relevant Documents:
1.) PUD Master Plan or Modification Application 2.) Statement of objectives describing the general purpose and character of the proposed development.
3.) A boundary survey of the property (no more than 2 yrs old)
4.) Perimeter buffering and landscaping
5.) Location and size of land uses
6.) Type of zoning districts and existing uses abutting the proposed development boundaries.
7.) Dedicated Neighborhood Park for three (3) or more acres of land. Park shall comprise of at least 5% of the acreage to be subdivided. LDC Section 4.03.08 (B)(8)
8.) List and explanation of how proposed development differs from Land Development Code provisions.

11.) Applicant shall provide Neighborhood Notice, by U.S. Postal Service certified mail to all owners of property within 300 feet of a boundary of the subject property.
*Applicant shall receive prior staff approval of Neighborhood Notice before mailing.
